As defined by the Construction Management Association of American, construction management at-risk is "a delivery method which entails a commitment by the construction manager to deliver the project within a Guaranteed Maximum Price (GMP). The construction manager acts as consultant to the owner in the development and design phases, but as the equivalent of a general contractor during the construction phase."
Reynolds has been providing construction management at-risk services since 1997 when our organization's second business unit, R.T. Reynolds, Inc., was launched in order to allow us to meet the needs of clients interested in obtaining CM At-Risk services. Similar to our agency construction management services, Reynolds provides full pre-construction services to the Owner during the design phase of the project, offering schedule, budget and constructability advice during the project-planning phase.
In addition to providing valuable input to the Owner during the design phase, the construction management at-risk delivery method offers Owners the opportunity to begin construction prior to the completion of design. Reynolds can bid and subcontract portions of the work at any time, often while design of unrelated portions are not yet completed.
Many Owners prefer this delivery method because it gives them the ability to fast-track construction and to get the input of an experienced general contractor during the design process.
